Senior Manager / Director - Portfolio Management

BAM Digital Realty, the joint venture between Brookfield Infrastructure and Digital Realty, designs, builds, owns, and operates high-quality, scalable data center assets across India.

Job Description: Candidate will be responsible for portfolio management and project profitability including financial modelling, cashflow tracking, shareholder reporting, market research and analysis etc.

Key Responsibilities:

1. Portfolio Management & Fund Raising:

- Prepare and update the business plan/ financial model of portfolio assets to track the actual performance vs underwriting and project cashflows

- Undertake investor reporting on project progress, performance KPI and tracking returns

- Monitor annual project budget and execution timeline to ensure performance matches investment

- Review and analyse the project financial statements to capture actual cashflows and updating business plan

- Be able to provide ad-hoc asset level and portfolio level financial and operational information

- Assist in fund raising required for project development from financial institutions

2. Revenue & Profitability:

- Manage revenue and publish periodic pricing sheets, work with sale and business teams to achieve target revenue

- Track deviations from underwriting plan and prepare necessary materials to obtain approval from shareholders

3. Investments:

- Research/evaluate market trends, pricing, and occupancy trends to update investment assumptions within models

- Assist the team on development of new strategies/ products
