AVP - Finance & Investor Relations - Real Estate (10-12 yrs)
1. Strategy :
- Work with top management in financial & risk analysis and strategy discussions.
- Provide financial & legal inputs for the acquisition/evaluation of new real estate projects (malls, land parcels for residential/office/mixed-use), rent deals etc.
- Interaction with IPCs and audit companies for valuations, audits, mergers etc.
- Provide strategic analysis and advice the Director Finance, respective Projects Head and Senior Management on various legal processes for respective projects/ SPVs from the intent of risk mitigation.
- Keep up-to-date with latest financial laws (Corporate law, taxation policies, etc.), and their implications for the organization as a whole and respective projects, to ensure that the benefit of the law is optimized within the existing legal framework
2. Transaction analysis/closing :
- Working with external/internal legal teams to close agreements such share purchase, investment agreements, etc.
- Closely interacting with tax experts to efficient structure the transaction.
3. Financial modeling :
- Prepare and regularly update detailed business plans for all projects and its subsidiaries.
4. Fund Raising :
- Support the raising of equity, debt for its projects.
- Interaction with bankers, lawyers, IPCs for investor interactions, valuations, legal documentation, etc.
- Prepare IMs for equity and debt raises for all projects.
5. Projects :
- Ensure that the projects maintain a strong and consistent legal compliance record which can be leveraged for business development (for leasing) and prompt funding from investors/lenders
- Ensure that the projects are completed, and are operated as per statutory/ regulatory norms and contract terms and thereby no penalty clauses are invoked against the company
- Educate the Projects team about the statutory/regulatory norms and contract terms so that they are able to identify and comply with the requirements
6. Project monitoring :
- Analysis of project budgets, MIS reviews, project cost review (actual vs budget).
- Attend the Project Review Meetings (PRM) and Finance Review Meeting (FRM), understand the status / progress and critical aspects of the of the project and report back the same to the Jt. Managing Director
- Prepare and regularly update detailed business plans for all projects and its subsidiaries for both internal (management, HODs) and external (private equity investors, rating agencies, analysts/institutional investors) use.
