Job description for Associate - Asset Management

It is one of India's leading NBFCs with a strong focus on lending to real estate developers across the top 7 cities of the country as well as to operating companies in manufacturing and services. Sponsored by the Group, NBFC provides loans for acquisitions, cash outs, growth, working capital, refinancing, construction and last mile funding. NBFC seeks to hire Asset Management leads in the regions of NCR
Key Responsibilities in the region:
Deal Execution:
Pre-disbursement: Review of CPs and providing inputs on documents from an operational and compliance perspective
Post-disbursement monitoring:
- Closely monitor real estate projects through Monthly evaluation of sales vs underwriting and sales cancellations, Collections monitoring to ensure no syphoning of funds, Conducting variance analysis of Construction, Marketing and Operating costs vis-a-vis underwritten costs, Half Yearly Financial health check of all borrowers at group level. Closely monitor non-real estate deals through Daily security cover check for loan against shares (LAS); Quarterly/Annual checks of Actual Financial ratios with underwriting
Security validation: Carrying out periodic validation of security from ROC, SRO and physical inspections along with Legal
Portfolio Management: Ensure compliance with all loan and security document covenants/conditions, timely security perfection and security cover maintenance. Conduct Annual internal valuation of the entire portfolio
Target Achievement:
- Instructions to the Security Trustee including NOC issuance and Escrow Agent with respect to all transfers from and into the Escrow Account. Quarterly TDS follow ups on a timely basis. Quarterly ROC and CERSAI checks for security of entire portfolio
MIS: Preparing draft of the AM update. Specific checks on any legal notices/actions. Review of Financial model and periodic checking of cover calculations. Conduct periodic audits of clients to check for utilisation of funds in accordance with agreements.
Defaults:
- Highlight early warning signals/potential event of default situation to Head, Deal Manager and CEO.
- Undertake and carry out measures to resolve potential and threatened defaults by persuading or forcing the developer after speaking with Head, Deal Manager and CEO
Competition and deal activity: Provide inputs to deal team on competing deals and their performance (as known), provide business leads to deal team directly
Qualifications and Attributes :
- CA / MBA with 5-7 years of experience
- Proactive and should be able to work independently
- Energetic, Positive attitude, independent
- Analytical and high on communication skills
