Assistant Vice President - Facilities Management - Real Estate (12-17 yrs)
About Co: A big real-estate Company based at Mohali"Chandigarh" turn over is more than 200 Crores.
JOB DESCRIPTION:
- Should have minimum 12 Years Experience in Facility Management. Preferably from real-estate, Hospitality/Hotel or any industry.
- Should be MBA/B.E/B.Tech from well reputed institute/University.
Procurement of Facility Management Services including housekeeping, electro-mechanical services, third party contracts, HR (Human Resource) contracts, equipment AMCs, office supplies, spares, consumables etc.
- Formulating policies, goals, long - term goals, objectives, policies and operating procedures.
- Proven expertise in hands on general administrative functions like labor & staff welfare, training programs, quality inspection and HRM Activities like wage negotiations, grievance handling as well as process improvement measures as per ISO standard.
- Developing and implementing procedures, control systems for maintaining quality standards in maintenance, Horticulture, housekeeping and security services.
- Leading efforts for streamlining processes and generating cost savings in site operations.
- Ensuring profitability of operations and supervising by ensuring full strength & quality of personnel hired.
- Overseeing site operations through Daily Site Reports, weekly site report, MIS & MMR.
- Co-ordinate with operating staff for upkeep of all equipment's in perfect working order.
- Supervise all aspects of maintenance management including Planned Preventive Maintenance & Predictive Maintenance, Reliability Centered Maintenance, Energy monitoring to ensure compliance with quality standards.
- Complete Preventive, predictive and breakdown maintenance of HT/LT, HVAC, DG sets, water supply, STP plant, Firefighting systems, fire alarm system and Security systems installed.
- Evaluation of CAM/budget charges after collating & analyzing data from the site.
- Ensuring high quality services, resulting in customer delight and optimum resource utilization for maximum service quality including Security.
- Leading taskforces entailing distribution of responsibilities, monitoring, orientation, training, performance management, feedback and counseling / mentoring, grievance handing.
- Carrying out audits and snags for ensuring service standards as per agreed SLA's and laid down processes.
- Monitor operational budget and accruals on requirement basis.
- Max Salary: 15 To 22 Lpa
