Assistant Vice President - Acquisitions - Leasing/Commercial Real Estate (7-12 yrs)
- Proven track record of evaluating and executing commercial real estate transactions, conducting market/financial analysis, best-use feasibility studies, business location advisory.
- Carry out substantive business development work to secure new leads, proposals and pitches to add to the overall leasing deals done by the team.
- Create a heat map, indicating the development attractiveness, of the cities/micro markets in the allocated region - in consultation with the leadership. Focus proactive effort on rapidly activating operating supply in such identified priority markets.
- Ensure accurate inputs for finalization of lease agreements and completion of lease documentation for closures and renewals/expansion.
- Build a network of Clients and Channel Partners.
- Identify relevant markets to expand the supply network / Build local networks
- Plan approaches and pitches. Work with the team to develop proposals that address clients' needs, concerns, and objectives. Capable of pitching and working along side Senior Leadership.
- Drive negotiations on the commission, price and tenure of the agreement
- Collaborate with related departments to establish and maintain balance between inventory growth and revenue growth
- Drive lead generation, by strategizing large scale innovative methods of finding properties
Soft Skills:
- 7-12 years of Work Experience with a minimum of 6 years in Commercial Leasing Roles
- Maturity and ability to respect and understand the owners- perspective and negotiate a - win-win- outcome that would engender trust and lead to recurring referrals and repeat transactions.
- IPC/Developer side preferred with leasing experience / commercial real estate experience
- Well versed with Commercial Leasing, RFPs, Business Planning, Lease Structuring & Admin & Sales Presentations
- Ability to work in fast-growing, ambiguous environment by creating right systems and controls.
- Commercial/entrepreneurial bent of mind.
- Excellent communication skills and prior experience of dealing with HNI clients is preferable
