Tridhaatu Developers - Construction Manager

Responsibilities (are indicative and not exhaustive)

Project Feasibility:

- Based on Society tender and site visit, fill Project Evaluation template from an Execution perspective and handover to the BD team

- Attach the Annexure for T0 (initial timelines) based on thumb rule"

- Post win, based on available drawings fine tune T0 (initial timelines) jointly with Project Coordinator

Pre-Construction Phase (upto Demolition and site clearance):

- Ensure that site pre construction infrastructure activities are executed

Methodology statement, Timelines & Budget:

- Based on Schematic drawings (post Concession approval) prepare the methodology statement and T1

- Based on all GFCs (RCC as well as interiors) prepare T2

- Review Budgets along with necessary attachments and provide feedback

Review of drawings (post Concession):

- Review of drawings viz., Architect, RCC, MEP and Interiors prior to commencement of work on site to provide required inputs with respect to Execution

Contractor Appointment:

- Conduct site visit for technical evaluation of the proposed contractor

- Provide feedback/ input on Draft Work Order and BOQ

Execution:

- Post GFC drawings and appointment of contractor, devise Execution Strategy basis the approvals, schedule, drawings; resolve project related technical challenges and provide suggestions to the managemnet on best course of action

- Review Master Construction plan prepared by Contractor with respect to Tender timelines

- Discuss jointly with Project Co-ordinator and Contractor to arrive at a mutually agreed Construction plan"

- Depending on the monitoring of schedules and work progress, if need be, revise the execution strategy and finalise jointly with Project Manager, Project Co-ordinator and VP-Construction, Project Director

- Conduct regular site visits to monitor progress of work

- Take on-site decisions as and when required to expedite work

- Ensure that there is no time overrun and project quality is met as per set parameters

- Sign off on finishes schedule

- Review reconciliation statement for sample flat and the project as a whole

Billing:

- Approve the bills certified by the Project Manager

Others:

- Ensure Statutory compliances and documentation at site

- Ensure adherence to Safety measures at every site

- Ensure all reports to be prepared and monitored at site - as per Report matrix

- Interacting and managing contractor - conducting weekly meetings, settling internal disputes, escalating as and where necessary

- Identifying technical training requirements for site personnel & coaching the team

- Ensure Process Adherence

- Approve the MRN raised by the Project Manager

Education Qualification and Experience:

- B.E (Civil) with 15-17 years experience or M.E. (Civil) with 13 years-15 years experience
