Operations:

- Taking care of overall operations of the Mall with Facilities like house keeping, security, parking management, Theft management, Incidence reporting, Brand/Customer complaints, Liasioning with the local authorities related to Operations, Training & motivation of security guards and housekeeping team , Maintaining all report related to Mall activities, Vendor management, Maintenance and building Up keep.

Reports:

- Maintaining Daily activity report mentioning details like attendance, complaints from brands / customers, total footfall, total nos. of vehicle parkd, Marketing / Promotional activities done, issues related to maintenance of building or building equipments.

- Maintaining monthly report mentioning sales report of brands, Income generated from kiosks, marketing activities , sales and promotions and other games placed in common area.

- Incidence reporting of any incidents occurring in the mall with investigation and preventive action. To ensure the same incident is not repeated in future. To train the mall staff on the ways to prevent it from happening again.

- Maintaining work progress reports with comparison of progress with time. A detailed report showing the completion and the progress report within the given deadlines.

- Preparing snag lists related to building maintenance or other fit out related works in the mall.

Vendor Management:

- Maintaining vendor tracker with details of every vendor of the mall. Responsible for searching of permanent and temporary vendors.

- Processing of vendor bills & follow up of payments.

- Penalizing & issuing of warning letters to them at any given point of time in case of non adherence to any aspect agreed.

Maintenance & building Up keep:

- Taking care of fit outs from builder side of various brands in the mall.

- Preparing the preventive maintenance snag list and ensuring the work is completed before deadlines.

- Maintaining electricity consumption tracker and ensuring the consumption remains within the budgets . Specifying reasons when the consumption goes beyond budgets.

- Maintaining a 52 week housekeeping and maintenance schedule and ensuring that the work is completed according to schedule.

- Maintaining AMC/Warranty tracker for all the equipments /Machines installed in the building . Responsible for timely maintenance of equipments.

- Ensuring that SOPs are followed at all levels . Responsible for SOP audits and surprise checks.

- Maintaining Equipments history cards of all the equipments / machines in the building.

Retail Management:

- Taking care of retail stores and of the brand name. Responsible for operations and Marketing.

- VM: Ensuring that merchandise are displayed as per the VM theme, Mannequins displayed as per the mannequin display guidelines, proper hanger alignment.

- Marketing: Responsible for the following marketing strategies, B2B, B2C activities. Ensuring proper brand visibility of all stores, encouraging cross merchandising and tie- ups with mall management and other clubs to boost sales.

- Stock replenishment: On a weekly basis, analyse store wise sale considering the current stock position to identify the SKUs that needs to be replenished and also encouraging the stores to send in their requirements weekly, if any.

- Sales pattern analysis: Responsible for Sales pattern analysis to be done every month identifyin the fast moving articles (store wise). This is then integrated with the replenishment plan to ensure placement of fast moving articles .

- SOP: adherence by all stores and all levels

- Audits: Responsible for conducting quarterly audits at all stores to ensure that all critical aspects are taken care of. On the basis of audits scores to be given to all stores.

- Surprise visit: Conducting surprise visits to ensure that the store operations are followed properly and scores to be given on the basis of surprise checks.

- Store evaluation: Responsible for preparing a store evaluation sheet every month identifying the performance of the stores. Specifying ways to improve sales of stores not performing and ways to maintain sales to performing stores.

Mall / Property Operations Management:

- Preparation of work orders / purchase orders / termination orders for contractors, agencies

- Ensures highest level of customer satisfaction by providing quality customer services and amenities within corporate standards.

- Monitors the present and future trends, practices and systems in the mall operations, determines and ensures execution of competitive programs.

- Oversees and directs the personnel function of the mall management including recruitment, hiring, orientation, coaching, counseling, training, wage and salary administration and other aspects to do with handling of staff.

- Be responsible for security and safety of customers and employees and ensure emergency procedures are established, well publicized and practiced and reinforced.

- Preparation of all SOP’s for the mall and ensure compliance.

- Review and screen the entire security agency and their role.

- Conduct profits and loss review meetings on a monthly basis with other heads of departments and plan strategies for all other mall operations.

- Maintain harmony and best work environment in the mall operations and constantly provide expertise and guidance to mall management team.

- Establish and maintain effective internal communications including regular meetings to ensuring optimum team work and productivity.

- Monitoring purchasing practices to ensure compliance with the Mall operations policies and procedures.

- Updating and improving security measures from time to time.

- Updating and improving housekeeping activities.

Mall/Property Marketing management:

- Negotiations and finalization with brands along with the interacting team.

- Preparation of MOU, Final leave & license agreement with brands.

- Participates actively in selling the space on hire through involvement with all potential brands
