In 2013, we have been recognized by Great Places to Work ® as one of the top 100 great places to work for in India.   We aim to be among India’s ten most profitable companies(other than state-owned) with a sales turnover of over £2 billion by 2017 and invite you to be part of this exciting journey   Commercial Manager – Handover & Facility Management   The Handover & Facilities Management (HFM) department is responsible for the takeover of constructed assets from Construction Management, stabilizing of these assets, their facility management and finally, society formation and handover (in case of non-leased assets). There is extensive use of external vendors for the said activities. HFM operates as a profit centre with revenue coming from the CAM/FCAM paid by customers and costs being incurred related to takeover from Construction Management, facility management and society formation.   The Commercial manager is plays a critical role in managing the profitability of the department and ensuring effective procurement (value based with effective service delivery at appropriate cost). The key responsibilities include:   1. Financial Monitoring/Control/MIS   a. CAM estimations/revisions   b. Budget setup in SAP   c. Monitoring of monthly expenses with respect to budgets and approving the same in line with delegated authority   d. Billings and recoveries wherever applicable   e. MIS for all H&FM sites   2. Procurement   a. FM vendor selection and rate finalisation in coordination with Central Procurement as per site requirements   b. WO/PO processing in SAP   c. General coordination with internal departments to ensure timely customer complaint resolutions   d. Any other commercial matter related to areas under HFM control eg. Golf Course, clubhouses etc.   3. Technology implementations   a. Effectively leveraging available technology (ApnaComplex, SAP) for managing data and reporting for both Residential & Commercial properties   4. General H&FM Activity   a. Site manpower & material management in coordination with the Project M   b. Drafting of policies & implementation subsequent to approval   c. Attend Customer meetings with a view to understanding issues & assisting in the development of resolutions across FM   Desired Background:   a. CA / MBA with experience of 5+ years.   b. Exp/interest in developing a ‘profit centre’ business focussed view.   c. Knowledge/understanding of SAP is desirable (not mandatory).   d. Good IT skills are required.   e. Ability to understand underlying issues and develop policies within department to address them / work closely with vendors for their systemic resolution.   f. Strong communication skills and ability to coordinate across different team   Org:   a. Will directly head a Commercial team of 2+ members.   b. Report directly to HoD-HFM.   c. Will work closely with various other members of HFM dept as well as Procurement and Customer Care.   Career Path:   a.
