TITLE : Associate Director

BUSINESS UNIT : Capital Markets

REPORTING TO : Local Director, Capital Markets

KEY DUTIES & RESPONSIBILITIES :

Business Development :

- Proactively engage in business development activities through networking, industry seminars, leveraging the existing relationships of other business units. Particularly focusing on large scale institutional owners, corporates and purchasers each of the core markets, with a specialised focus on India. Additional focus on developing and building capability in indirect real estate products (funds, securitisation, REITS etc) Manage the preparation of marketing materials such as presentations, proposals etc. Develop and execute parallel strategies for business development within the core services

- Responsible for meeting and / or exceeding individual & team targets

Transaction Management :

- Advisory and investment services to effectively conclude major transactions - predominantly focusing on the Indian market, especially Mumbai. This includes involvement in preparing of information memorandums, financial analysis, analytical, market intelligence, and inputs from solicitors & tax consultants.

Advisory Assignments : The Capital Markets team provides stand alone fee generating Investment advisory services including lease versus buy analysis, off balance sheet (REIT) strategies, regional asset allocation and market entry strategy advice.

- Ensure timeliness and accuracy of deliverables such as cash flows, and presentations. Strong financial skills. Demonstrated client and program management skills for sale/acquisition transactions, including coordination with offshore teams and clients. Candidate should have demonstrated the ability to independently conduct project meetings, follow-ups and successful closure of deals.

- Assess client requirements, initiate & maintain client interactions, provide inputs on pricing, participate in proposal discussions.

- Manage the entire transaction process including, financial analysis, target identification, deal structuring (Joint Development, JV, Outright, Redevelopment), negotiation, legal and commercial due diligence

- Prepare information memorandums, financial analysis, analytical, market intelligence, and seek inputs from solicitors, legal consultants & Government bodies.

- Ensuring optimum client service delivery and engagement - calls, meetings, site visits, presentations, follow up, accurate & timely submission of company proposals to prospective clientele and overall governance during the execution phase.
