GENERAL MANAGER (PROJECTS)

Our client is a large reputed real estate developer in Chennai looking for a GM (Projects).

The GM (Projects) will report to the Senior Director, and will be acting as Project Executive for large scale construction projects. He will be responsible for leading and facilitating various aspects of the design and construction process, and for delivering projects on time, on budget and within pre-established quality parameters. Projects include new ground-up developments, redevelopments as well as fit-outs/renovations of existing structures.

Specific responsibilities include :

- Provide excellence in all phases of Corporate Real Estate Project Management activities, including, but not limited to, program development, budgeting, planning and design, project milestone scheduling, services contracting of multi-disciplinary project teams, conflict resolution, project implementation oversight and project closure

- Assist the Project Director in pre-construction and active construction processes :

- Schedule/Scope/Bid/Award

- Create and monitor control systems for cost estimates, budgets, schedules, contractor draws, change orders, quality control, value engineering, progress reports and variance analyses

- Schedule refinement and define trade delineation

- Ensure proper documentation

- Establish criteria to measure short and long-term project progress and regularly evaluate results to ensure targets are met.

- Manage the coordination of architectural and engineering disciplines as well as the functions of estimating, budgeting, contracting, scheduling, bidding, negotiating, purchasing, and value engineering.

- Interface with architects, engineers, contractors, municipal officials, financial institutions and all others necessary for the implementation of design and construction.

- Monitor project construction activities relating to scheduling, quality, costs, design and construction methodology as well as assist in the selection and recommendation of trades and purchase of major building materiaIs/ components through the Construction Manager.

- Provide input to the origination of development, construction, and design concepts during pre-development stages for future assigned projects.

- Provide input into the process of selection of all design consultants and other professionals.

- Support the Project Directors efforts to motivate, direct, and manage the Construction Manager and construction team, including architects, engineers and the trades.

- Support interface with clients and client consultants.

- Develop relationships and coordinate with the Accounting, Leasing, Finance, and Legal, Marketing, Asset Management, Acquisitions and Development departments.

- Identify, evaluate, disseminate, and utilize new construction technology, in addition to providing leadership to the process of value engineering.

What we look for :

- Over 15 years of experience, with an emphasis on engineering design project management

- Deep familiarity and experience with the Indian realty market strongly preferred.

- Experience with large, residential ground-up development projects.

- Strong ability to create, implements, and monitor construction schedules and control systems, policies, procedures, systems and standards.

- Ability to think like an owner and inspire the confidence of the executive management team.

- Hands On orientation with strong numerical and analytical skills.

- Exceptional communication skills.

- Computer savvy, with the ability to quickly master software currently utilized by the company.

- Ability to travel between floors and buildings in order to effectively communicate all project assignments.

- Graduate/Post Graduate degree in Civil Engineering.
