General Manager - Billing - Real Estate/Construction (15-25 yrs)

KEY RESPONSIBILITIES AND ACCOUNTABILITIES OF THE ROLE

- Check quantum of work stated in bill against actual work done

- Calculate work done quantities (include variations in drawings) based on drawings and estimate material consumption for the same

- Check quantum of materials used against standard norms

- Reconcile material issued and material used (as per bill)

- Generate debit note in case of wastage exceeding norm and sending to HO billing along with the bill

- Prepare materials and works indents as per the proposed work to be done in SAP and revise indents for materials to finalise delivery schedules

- Amend the work order and material order based on changes in the proposed work to be done (quantities of work to be done or new items required)

- Ensure timely MIS & Reporting

- Analyse work progress on site and Labour as well as material used (includes all contractual work)

- Prepare reconciliation statement of materials supplied to contractor

- Prepare project work schedule - planned vs actual

- Highlight changes in the project team

- Verify debit notes generated by company execution team before forwarding to HO Billing e.g. bad workmanship, etc.

- Maintain drawing registers on a day to day basis for issuing to contractors and for record purpose to ensure appropriate validation of work done

- Escalate issues with respect to release of GRNs etc.

- Liaise with site and suppliers in case of discrepancies in delivery, rates, etc.

- Conduct random verification of material at site with the objective of assessing compliance of suppliers as per agreed terms and conditions

- Perform the role of a people manager for subordinates

- Manage and support recruitment, set KRA's for direct reports, conduct performance appraisal

- Oversee staff deployment and drive motivation levels of the team, monitor staff welfare and facilitate complaint resolution, manage efficiency levels and drive timely delivery of all operational targets

- Coordinate with stores for physical verification of stock on site

- Calculate variations in infrastructural works material used

- Identifying materials supplied free to contractor

- The role requires active coordination with onsite execution team, the HO billing and contracts team as well as the stores team on site.
