Coffee Day - Senior Manager - Business Development - Property Acquisition (10-15 yrs)

Salary range: 15 - 20 LPA

- Possesses commercial knowledge pertaining to the Real estate Industry

- Self motivated, Flexible & Reliable

- Knowledge of legal compliance

- Knowledge of the Retail & real estate market

- Negotiating & Convincing ability

- Ability to lead a team across geographies

Responsibilities :

Financial Indicators :

- Ensuring there is an increase in the conversion ratio of the potential sites.

- Ensuring timely deliverable of the targeted sites.

- Negotiating terms & settling agreements.

- Ensuring the minimum of 6 sites per month in Region in line with identified vertical / geography locations.

- Put up a minimum of (all terms negotiated) 15 sites for Site Selection Committee every fortnight - Ensuring all the sites that are presented are in line with the agreed guidelines.

Customer Orientation :

- Engage & resolve all disputes on commercial fixation with the landlords.

- Ensuring timely renegotiation & closure of site coming up for renewal.

- Site closure to be managed for timely recovery of deposits

- Facilitate the RTGS (Real Time Gross Settlement) agreement.

- Evaluating and resolving all the issues pertaining to modification of terms that have long term recurring implications on the organization.

Process Indicators :

- Standardizing and streamlining the process.

- Map out footfall catchment in the region:

i. Developed - prioritize site closure to maximize revenue.

ii. Developing - recommend site development approach.

- Analyze the Market - Presence vs. CCD

- Periodical Rent validation.

- Contract Management with legal department for timely execution of agreements.

- Ensuring the issue of Payments are done as per negotiations/agreements.

- Co ordination with Projects for the possession/hand over & completion of caf- within the pre-op sent free period.

Learning & Development :

- Ensuring training & development activities for the growth of team.

- Tracking the team performance & ensuring the periodical appraisals of the team.
