BIDDING AND TENDERING:-
- Knowledge of forecasting techniques.
- Ability to understand the commercial aspects of the proposals and flow of funds from the project.
- Advanced knowledge of understanding market trends of rates of important construction materials and relevance of the same for the project.
- Ability to track and monitor bid process and understand the strategy of competitors.
- Ability to prepare an appropriate bid flexible enough to make changes in the last minute, if required.
- Ability to understand details of securities to be submitted and effective way of minimizing the charges/ rates for the same.
- Ability to understand the project execution in different stages and to understand risk factors in completion of project satisfactorily.
CONSTRUCTION MANAGEMENT-ROADS:-
- Basic knowledge of roads and structure works.
- Knowledge of sampling and field testing.
- Understanding and working with drawings.
- Ability to facilitate implementation of drawings and design during construction.
- Knowledge of different types of construction material.
- Basic knowledge of standards and codes - IRC and BIS.
- Basic understanding of related components of the project and scheduling of the activities.
CONSTRUCTION MANAGEMENT-BUILDINGS:-
- Basic knowledge of building and structure works.
- Knowledge of sampling and field testing.
- Understanding and working with drawings.
- Ability to facilitate implementation of drawings and design during construction.
- Knowledge of different types of construction material.
- Basic knowledge of standards and codes.
- Basic understanding of related components of the project and scheduling of the activities.
- Ability to co-ordinate with Architect, consultants, Interior Designers and horticulturists to meet the requirements as per the specifications.
CONTRACTS MANAGEMENT:-
- Advanced knowledge of construction / other project contracts.
- Ability to independently draft and negotiate complex EPC / LSTK contracts.
- Good knowledge of excel and cost / quantity estimation techniques.
- Ability to interpret complex legal and commercial issues and have the ability to identify related issues in different contracts.
- Ability to render independent opinion on matters of claims and disputes and suggest dispute avoidance measures.
- Ability to guide & direct other members on any commercial, legal or estimation matter.
CONTRACT AND VENDOR EVALUATION:-
- Ability to manage the relationship and between the organization and the vendors.
- Ability to communicate the annual effectiveness of the Procurement Function to the top management.
- Ability to use the data on market trends to device means for reducing the Procurement Lead time and cost.
- Ability to act as the custodian and guide of the Procurement Function of the organization.
QUANTITY SURVEY AND ESTIMATION:-
- Knowledge and ability to identify and evaluate novel systems for QS and estimation.
- Ability to finalize the bill of material and budgets.
- Ability to prepare a billing schedule and Bill of quantity.
- Ability to evaluate feasibility of alternate methods during project phase.
- Ability to monitor and control costs.
COSTING:-
- Ability to handle complex Costing activities like costing for decentralized units, costing for amalgamation, absorption and reconstruction, conversion of partnerships to companies, company liquidation accounting etc.
- Ability to use innovative cost control methods for Cost Accounting.
- Ability to guide the team members on the Cost Accounting Standards and compliance requirements.
- Ability to facilitate top management decision making.
BUDGETING:-
- Detailed knowledge of estimation and costing.
- Efficient in following systems and procedures.
- Clarity on the operational issues regarding approvals and revisions of the budgets and the effect of the same on overall profitability.
- Detailed knowledge of value engineering.
- Ability to understand the reports and to generate reports for review.
- Ability to understand overall view of the project and to suggest changes in methodology for overall profitability.
FINANCIAL MANAGEMENT:-
- Ability to conduct fact based finance research by gathering, organizing and synthesizing information to develop key insights.
- Ability to conduct difficult financial and business analysis.
- Capability to manage the finance function to conform to the standards and generally accepted principles.
- Capability of accounting and consolidation of all Finance Reports for the organization.
- Capability of preparing financial results for communication to relevant external/internal parties.
- Capability to Analyze and set deadlines for collections for accounts receivable and payments.
- Capability to develop recommendations for Cost Saving and Revenue Enhancements.
- Ability to control day to day accounting and finance of the organization.
- Capability of handling Internal and Statutory Audits.
- Capability to devise Departmental & Locations budgets.
FINANCIAL PLANNING & BUDGETING:-
- Ability to analyze and interpret various financial statements, terms and ratios.
- Ability to decide the allocation of resources.
- Ability to design the SOPs and Tracking process.
QUALITY MANAGEMENT SYSTEM:-
- Ability to monitor the implementation of Corrective-Preventive actions Suggested.
- Ability to prepare detailed report (part of MIS) for further analysis.
- Ability to Monitor and implement Corrective-Preventive actions for improving Quality Management System.
SAFETY MANAGEMENT:-
- Knowledge of National and International safety norms.
- Ability to deploy safety equipment effectively
- Ability to liaise with relevant outside agencies to coordinate on loss prevention matters.
- Ability to represent the department to discuss relevant issues in various meetings within the company
- Ability to prepare an appropriate progress schedule.
- Ability to coordinate preparation of monthly and weekly progress report with all concerned.
